Vancouver Leads BC Housing Markets

Vancouver, BC – March 14, 2011. The British Columbia Real Estate Association (BCREA) reports that Multiple Listing Service® (MLS®) residential sales in the province climbed 5 per cent in February from January 2011, on a seasonally adjusted basis. Compared to February of 2010, MLS® residential unit sales increased 8 per cent to 6,410 units. The average MLS® residential price rose 18 per cent to $587,571 in February compared to the same month last year.

"The surge in consumer demand in Metro Vancouver continues to propel the provincial statistics higher,” said Cameron Muir, BCREA Chief Economist. “Elevated sales activity in Vancouver’s pricier communities has pushed average home prices higher than market conditions would suggest.” Compared to February 2010, the average MLS® residential price in Vancouver has climbed more than 19 per cent, whereas the Benchmark or typical home price has increased a more modest 4 per cent.

Year-to-date, BC residential sales dollar volume increased 15 per cent $6.03 billion, compared to the same period last year. Residential unit sales remained relatively unchanged, albeit down by 0.3 per cent to 10,547 units. The average MLS® residential price climbed 15.6 per cent to $572,121 over the same period.

National Average Price of Home in February was $365,192

According to statistics released today by CREA, national resale housing activity in February 2011 ran close to the five-year average for the month, continuing a theme that has characterized the past four months.

The national average price for homes sold in February 2011 rose 8.8 per cent year-over-year to $365,192. "The average price has been skewed higher nationally and in British Columbia recently by a record number of multi-million dollar sales in a couple of areas in Greater Vancouver," said Gregory Klump, CREA's Chief Economist.

"When you take Vancouver out of the equation, the year-over-year increase in the national average price drops to 3.4 per cent," added Klump. "While that's still stronger than in the past six months or so, national average price gains may recede after tighter mortgage regulations take effect in March."

Poplar Grove winery has been associated with Chef Roger Planiden for well over 10 years, and during that time he has provided exceptional food and service to ourselves and our guests. 

From the first winemaker dinner he organized for us at a Delta Hotel property in Cranbrook BC, to boat excursions for 30 of our overseas clients, to designing menu cards pairing our signature wines with his  culinary creations, Chef has been a real asset in showcasing our business.

At one very memorable party for 200 guests, Chef organized his team and delivered a buffet including whole roast lamb, whole roast pig and whole BBQ salmon  as the main event of the evening.   The food and the delivery were spectacular.

On another outing, Chef Planiden prepared a hot lunch picnic for four on our boat. Just as the lamb was being plated, a rainbow trout was reeled in and Chef immediately incorporated the catch of the day into the menu, delivering surf and turf  a-la-minuit!

To summarize, Poplar Grove Winery has enjoyed the contributions of Chef Planiden for many successful events, and with the building of our new winery in Penticton we are looking forward to enjoying his artistry for many years to come.

The Bank of Canada maintains overnight rate at 1%

OTTAWA – The Bank of Canada today announced that it is maintaining its target for the overnight rate at 1 per cent. The Bank Rate is correspondingly 1 1/4 per cent and the deposit rate is 3/4 per cent.

The global economic recovery is proceeding broadly in line with the Bank’s projection in its January Monetary Policy Report (MPR), although risks remain elevated.  U.S. activity is solidifying and remains supported by stimulative fiscal and monetary policies.  Ongoing challenges associated with sovereign and bank balance sheets will limit the pace of the European recovery and are a significant source of uncertainty to the global outlook. Robust demand from emerging-market economies is driving the underlying strength in commodity prices, which could be further reinforced temporarily by supply shocks arising from recent geopolitical events.

The recovery in Canada is proceeding slightly faster than expected, and there is more evidence of the anticipated rebalancing of demand.  While consumption growth remains strong, there are signs that household spending is moving more in line with the growth in household incomes. Business investment continues to expand rapidly as companies take advantage of stimulative financial conditions and respond to competitive imperatives.  There is early evidence of a recovery in net exports, supported by stronger U.S. activity and global demand for commodities. However, the export sector continues to face considerable challenges from the cumulative effects of the persistent strength in the Canadian dollar and Canada’s poor relative productivity performance.

While global inflationary pressures are rising, inflation in Canada has been consistent with the Bank's expectations. Underlying pressures affecting prices remain subdued, reflecting the considerable slack in the economy.

Reflecting all of these factors, the Bank has decided to maintain the target for the overnight rate at 1 per cent. This leaves considerable monetary stimulus in place, consistent with achieving the 2 per cent inflation target in an environment of significant excess supply in Canada. Any further reduction in monetary policy stimulus would need to be carefully considered.

Information note:

The next scheduled date for announcing the overnight rate target is 12 April 2011. A full update of the Bank’s outlook for the economy and inflation, including risks to the projection, will be published in the MPR on 13 April 2011.
