South Okanagan:  Summerland Homes sell for more than twice that of Penticton Homes!

 Summerland Penticton Okanagan Real Estate Agent and Home Star Realty Owner Raymond MAASKE , reported today that of the 9 Single Family Sales this week (March 29, 2012) in Penticton and Summerland  “Summerland has Penticton beat by over a two to one margin”.

 In Summerland & Penticton Okanagan BC 17 new listings hit the market this week at an average list price of $411,283 and $626,995 respectively.   “Although the list prices between Penticton and Summerland are huge it is interesting to note that the average cost per square foot (including land) is within one dollar ($258.05 and $259.19/Sqft)” says MAASKE

On the SELL side, there were 9 sales: 4 in Summerland and 5 in Penticton. The average sale price of what sold in Summerland was $619,000 and Penticton it was less than half at $287,580.  A few scenarios can be run to explain this dichotomy says MAASKE “from wealthy individuals buying based on heightened media attention to the depressed Okanagan Real Estate prices to Penticton drawing buyers focusing on entry price properties.”

“In Penticton-Apex, you can now find a one bedroom, two bathroom Condo at the Apex Mountain Resort for $94,4000” says Summerland Penticton Okanagan Real Estate Agent and Home Star Realty Owner Raymond MAASKE.

“In Summerland, you will find a 3 bedroom, one bathroom 1,624 sqft home on Scott Street valued at $158/sqft of $258,000” Says MAASKE.

There are no shortages of properties to choose from in Penticton either.   For example, there is a house on Leir Street, four bedrooms, 2 bathrooms build in 1960 listed at $354,000.  This home has been on the market for 111 days and so either buyers think it is still too much money or there are no buyers for this house.

A struggling economy is to blame for more people losing their homes in the South Okanagan Towns of Penticton & Summerland, BC but in the Kelowna area, the lure of luxury condominiums has waned as buyers turn to year-round sunshine destinations South of the our border.

Penticton Okanagan BC Foreclosures and Bank Sale Listings Spike!

 Home foreclosures in the South Okanagan Town of Penticton BC have climbed sharply in the past few months.

“In Penticton, you can now buy a 3 bedroom, one bathroom townhome for $105,000 which is just half of what the owners paid in 2008” says Summerland Penticton Okanagan Real Estate Agent and Home Star Realty Owner Raymond MAASKE , BBA, CCC, ATM-B.

 “I get calls probably very week from someone wanting me to find somebody to take over their mortgage,” MAASKE said.

A struggling economy is to blame for more people losing their homes in the South Okanagan Town of Penticton, BC but in the Kelowna area, the lure of luxury condominiums has waned as buyers turn to year-round sunshine destinations South of the our border.

 “When was the last time you saw a house on a duplex zoned lot on the market in Penticton listed for $172,000 yes BC Tax Assessed for $292,000? - That is the value of the land” says Summerland Penticton Okanagan Real Estate Agent and Home Star Realty Owner Raymond MAASKE , BBA, CCC, ATM-B

Who We Are

The Homeowner Protection Office (HPO) is a branch of BC Housing, a provincial Crown agency under the Ministry of Energy and Mines. Minister Rich Coleman is the Minister of Energy and Mines and Minister Responsible for Housing.

What We Do

The HPO is responsible for:

  • licensing residential builders and building envelope renovators province-wide
  • administering owner builder authorizations, and
  • carrying out research and education which benefits the residential construction industry and consumers.

As part of government’s review of Crown corporations, the Province transferred the administration of the Reconstruction Program to the Ministry of Finance effective April 1, 2010. HPO stopped accepting new applications for this program in July 2009. See the Ministry of Housing and Social Development Information Bulletin

As of June 30, 2010 the PST Relief Grant for owners of homes with completed building envelope repairs was terminated in conjunction with the introduction of the Harmonized Sales Tax (HST).

Who We Serve

The HPO serves buyers of new homes and people arranging for new homes to be built, homeowners (particularly owners of homes covered by home warranty insurance), developers, residential builders, building envelope renovators and ownerbuilders. In undertaking its activities the HPO also works closely with warranty providers, building officials, industry and related consumer associations, all levels of government, educational institutions, research organizations, architects, engineers, property managers, the legal community and the real estate community.

Funding

Revenues collected from residential builder license fees and owner builder authorization fees provide the funding for the Homeowner Protection Office's (HPO) programs.
